Our Story

Personal History

The founder and developer of the Specs by A.G.LandSpecs is Andy Gudajtes. Andy has an extensive and strong background in agricultural both personally and professionally.

Andy grew up working on his family’s row crop farm in northeast North Dakota. From a young age, he noticed differences in farmland characteristics and often questioned why some land performed better than others. This early curiosity sparked his passion for understanding and analyzing farmland.

Andy graduated from Minto High School and went on to earn a degree in Agricultural Economics with an emphasis in Finance and a Minor in Speech Communication from North Dakota State University. After graduating, he was hired as a rural farmland appraiser by the most respected real estate and appraisal companies in North Dakota. In 2006, Andy started farming which continued his connection to the land and strengthening his practical understanding of agriculture.

Professional History

Andy’s farm real estate career started in 2002 as both an appraiser and farm manager, laying the foundation for his extensive expertise in agricultural property. After earning his Residential Real Property Appraiser License in 2005, he added his Certified General Appraiser License in 2006. In 2007 became a General Securities Representative. The following year, he achieved the prestigious designation of Accredited Appraiser (ARA) through the American Society of Farm Managers and Rural Appraisers (ASFMRA). Andy further expanded his professional credentials by obtaining his real estate license in 2011.

Andy was the Top Real Estate Appraiser 9 years in a row and a successful Real Estate Sales Agent at one of the largest farm real estate companies in the Nation. This highlights his consistent excellence in agricultural valuation. In 2017, he joined ASFMRA’s Appraisal Education Committee, and teaches national appraisal classes, further solidifying his role as a leader in the agricultural industry. In 2019, he became one of two principals of the Securities Broker Dealership. In 2022, he was appointed Director of Mergers and Acquisitions. The following year was elected as the Vice President of ASFMRA for District VI.

In addition to his professional accomplishments, Andy founded A.G.LandSpecs, a cutting-edge company that revolutionizes farmland analysis through innovative, data-driven tools designed to empower investors and landowners.

The Creation of A.G.LandSpecs

Through his extensive experience, Andy recognized a major gap in the tools available to evaluate farmland. Too often, land quality is based on outdated government ratings like SPI or CSR2, which don’t reflect the recent management and quality of the land. Additionally, farmland evaluations are often subjective, influenced by the personal opinions and biases of those conducting the analysis. There were no unbiased and up-to-date tools that could objectively compare one farm to another.

This need drove Andy to create A.G.LandSpecs and its proprietary tool, the Specs. The Specs was designed to be an innovative and unbiased farmland evaluation system that provides accurate, data-driven insights. The Specs doesn’t estimate market value—it focuses on objectively comparing farms and their quality using current information. The Specs works on farmland actively in production of growing crops verses rangeland. This current information incorporates all key factors like soil quality, drainage, crop performance, climate and more. Why A.G.LandSpecs was Created

For more than 20 years of working in the agricultural field observing land quality, farming, and land sales, a conclusion was made that the government soils ratings (SPI/PI/CSR/CSR2) are misleading in many cases and  should be improved upon. Every farmland appraiser and sales agent can provide an analysis of a parcel of land. However that analysis can’t be without bias and objectively, as they have backgrounds that affect who they are and how they perceive land qualities. Andy has developed many programs over the years, some for personal use and some professionally (farmland appraisal program). Starting work on the Specs program over a 4-year period that began in “Beta testing” mode. Over these years, input from a myriad of sources and inspections of millions of acres of farmland were used to strengthen the Specs. During this period many financial decisions were made based on the information provided by the Specs. The decision to make this thoughtful innovative tool available for all was done after careful consideration on who may benefit from this information.

Andy and Amber Gudajtes are the husband-and-wife team behind A.G.LandSpecs, combining their unique expertise revolutionizing farmland evaluation.

Andy, President and CEO, brings decades of experience in farmland appraisal, management, farmland sales, and investment. He has a deep passion for creating innovative, data-driven tools like the Specs to provide unmatched insights into farmland quality.

Amber, serving as Chief Financial Officer (CFO), complements Andy’s vision with her strong background in Business Management and 19 years of experience as the Director of Tax Equalization for one of North Dakota’s most populous counties.
Growing up on family farms themselves, and currently farming, Andy and Amber share a lifelong connection to agriculture and are committed to helping farmers, investors, and landowners make confident, informed decisions about farmland.

What is the Specs?

The Specs is a revolutionary farmland analysis tool that provides clear, objective, and data-driven insights into the quality of production farmland. Designed to eliminate bias and outdated information, the Specs equips users with an invaluable tool needed to make more efficient and confident decisions about farmland. With each passing crop year additional analysis can be done, this insures that the Specs is providing the most current analysis and measurement of any implemented objectives completed on that property.

At the heart of the Specs is a one page report that provides a simple score (0-100) that reflects a farm’s quality compared to other properties that have had the same crops grown on them in recent years, in the area of comparison chosen by you. This quantitative value essentially replaces the CSR2 or SPI of that farm. This score is based on what area to compare farms to, offering up to three different perspectives based on how users prefer to analyze the property, National, State, or County. Whether you seek a broad, national comparison or a more localized view, the Specs adapts to meet your needs and preferences.

In addition to the overall quality score for a specific area or combination of them, the Specs provides a conclusion of the quality of recent crops grown on that farm to other farms with similar crops. This offers a unique insight into the farm’s history. While critical factors like soil quality, drainage, management and climate play a role in a farm’s potential, the Specs incorporates those elements and more into its comprehensive scoring system. This eliminates the need for individual quantitative analysis of these factors. Instead, the report focuses on crop performance, allowing users to identify which crops are thriving in a simple tool that easily allows for making an informed decision.

The report includes an aerial image of the property, key details such as the client name, location, total acres analyzed, and the user provided legal description. Users can view scores in graphic and written formats, catering to personal preferences.

It’s important to note that the Specs does not a provide market value rather, it serves as a comparative analysis system designed to objectively quantify the quality of farmland. Whether buying, selling, renting, or managing farmland, the Specs provides the actionable insights you need to confidently make the best decisions for your goals.

How does it work?

The Specs provides a seamless process for farmland analysis. To begin, complete an easy-to-use order form which collects essential information such as name, address, email, and phone number for personal contact purposes. The form also requires details about the farmland, including its location by state, county, section, township, and range, as well as a legal description. Users are also asked to provide the approximate amount of tillable acres for the property, rather than the total acreage. This ensures the Specs focuses on the productive portion of the farmland.

The order form allows users to select, all or a combination of, which of the three areas (National, State, or County) to be analyzed. The option to add multiple properties is available, with built-in discounts based on the number of areas selected for the first farm. It is important to note that individual properties cannot exceed 640 acres in size. Discounts apply only to up to nine additional properties (as the first property is not eligible for a discount). The Specs reports a numerical value from 0-100 for each selected area (National, State, and County) as well as for recent crops grown on the property. This score reflects the quality of the land based on several factors. The satellite imagery sources and a proprietary algorithm were refined over years to provide accurate, data-driven insights. While the sources and algorithm remain confidential, they incorporate key data to deliver an objective and comprehensive evaluation.

Once users have entered all necessary information into the order form and selected the desired area for each property, the pricing automatically updates to reflect the total fee. After reviewing the information, users can submit their order and make payment through the secure portal. Once received by A.G.LandSpecs, the requested report is individually generated and emailed as a PDF to the email address provided in the form. The one page report is processed as requested ensuring timely access to the data.

How to understand your Specs

The Specs report is designed to be clear, concise, and easy to navigate, providing you with all the critical information you need to evaluate a farmland property. At the top of the report you’ll find the A.G.LandSpecs logo and branding, accompanied by a brief summary of what the Specs is and its purpose.

The next section includes your information, the property information, and the latitude and longitude coordinates of the farmland being analyzed.

One of the most critical parts of the report are the area scores, which compare the property to other farmland that have had the same recent crops grown on them. A higher score indicates a better farm when compared to other farmland, with similar recent crops grown. This tiered approach allows you to evaluate the farmland’s performance on both a broad and localized scale, depending on your needs. Simply the Specs number replaces the government given rating that is the CSR2 or SPI.

The report provides individual crop scores which offer insights into the performance of recent crops grown on the property. These scores are consistent across all areas. Instead, the crop scores compare your property’s crops to other farms growing the same crop. A higher crop score reflects better performance.

Our reports are not one-size-fits-all. A.G.LandSpecs allows you to tailor your analysis to specific geographical areas (National, State, County). This precision ensures that the insights you gain are directly applicable to your unique farmland interests. Not every farmland interest is on the same level and we understand that. Providing analysis in geographic areas depends on what level you are interested in. If you are an organization that has interests in several states the National Specs would be most important, likewise if you were in several townships in the same county, the County Specs would be best.
